Permitting

Accessory Structure Permits

Permit packages for detached garages, workshops, sheds, studios, and all residential accessory structures.

Accessory Structure Permits

Accessory structure permits. Done right.

Accessory structure permit packages cover the full drawing documentation required for detached garages, workshops, storage buildings, art studios, pool houses, and all other residential accessory structures. We produce complete permit sets tailored to the structure type, jurisdiction requirements, and site conditions. Packages cover everything from a simple storage shed to a multi-bay detached garage with finished interior space.

How It Works

From scope to permit-ready set.

  1. Site and Zoning Review

We review the property against applicable setback requirements, lot coverage limits, accessory structure size maximums, and any height restrictions or design standards required by the jurisdiction for the structure type.

  2. Structure Design Documentation

Complete architectural drawings of the proposed structure: floor plan, all exterior elevations, roof plan, foundation type, and structural notes or coordination with the engineer of record where required.

  3. Site Plan Update

The site plan is drawn or updated to show the proposed structure with dimensions, setbacks from all property lines and existing structures, and the updated lot coverage calculation.

  4. Permit Set Assembly

All drawings are assembled into a jurisdiction-specific permit submission package with a complete title sheet, code summary, and applicable supplemental forms.

Why It Matters

Unpermitted accessory structures create title, insurance, and sale complications that are expensive to resolve. Permits for small structures are straightforward when the drawings are complete and the zoning analysis is done correctly. The investment in a proper permit package is small relative to the risk of an unpermitted structure.

Common Questions

Frequently asked.

What size accessory structure requires a permit?
Most jurisdictions require a permit for any structure over 120 square feet, though this threshold varies. Some jurisdictions require permits for all permanent structures regardless of size. We verify the specific threshold at intake.
Can an accessory structure be used as a living space?
Generally no, unless it is designed and permitted as an ADU. Accessory structures permitted as storage, workshop, or garage cannot be used as sleeping space under building and zoning codes without a separate ADU conversion permit. We clarify this at intake.
Do you cover engineered steel building systems?
Yes. Pre-engineered metal building systems require the manufacturer's engineering documents to be coordinated with the site drawings and a site-specific permit package. We produce the site-specific drawings and coordinate with the manufacturer's engineer.
