What the Building Department Needs to See

Precisely documented.
Built for approval.

Most signs require a permit before installation can begin. Channel letters, monument signs, blade signs, awnings with text, and window graphics all fall under sign permit requirements in most jurisdictions. The building department requires drawings that document the sign location, dimensions, mounting method, structural attachment, illumination type, and wattage before issuing the permit. We produce signage permit drawing packages for every sign type, formatted to the specific requirements of the applicable jurisdiction.

Why It Matters

The sign fabricator is ready to start production. The landlord has signed off. The brand standards are approved. The permit is the only remaining step, and a missed or incorrect drawing detail sends the application back to the start. Jurisdictions vary significantly in their sign permit requirements: some require structural engineering stamps, some require electrical load calculations, some require photometric studies for illuminated signs. We know what each jurisdiction requires and produce packages that move through plan check without unnecessary corrections.

What we document for each sign

  • Sign dimensions and area calculation
  • Mounting height and clearances from grade
  • Illumination type and wattage
  • Structural attachment method
  • Electrical connection details
  • Material specifications
  • Site plan showing sign location

How We Work

From specs to submittal.

A signage permit package includes everything the building department needs to review the installation without requesting additional documentation.

Sign Type and Jurisdiction Confirmation

We confirm the sign type, mounting location, jurisdiction, and any design review overlay zones, historical district designations, or specific sign ordinance provisions that apply to the location before production begins.

Site and Building Documentation

We document the building facade, existing sign conditions, property lines, right-of-way setbacks, and all dimensional information needed to produce accurate clearance and location drawings for the sign permit application.

Sign Permit Drawing Production

Complete permit drawing set produced to the building department's sign permit requirements: location plan, elevation drawings, structural details, electrical details where required, and all code compliance documentation.

Submittal Package Assembly

The complete permit package is assembled with all required forms, fees schedules if provided, landlord consent documentation if applicable, and any additional jurisdiction-specific requirements for a complete submission.

Plan Check Response

When the building department issues corrections or requests additional information, we respond directly with revised drawings and written responses until the sign permit is issued.

Who This Is For

Built for these clients.

Retail Brands and Franchises

Opening new locations where the landlord has approved the sign design but the building department permit is the remaining step before fabrication and installation.

Restaurant and Hospitality Owners

Installing new exterior signage, blade signs, or awning graphics where a sign permit is required and the fabricator cannot begin installation without the approved permit in hand.

Sign Fabricators and Installers

Fabricators who manufacture and install signs but need a licensed architectural drawing package to submit for the building permit before installation can be scheduled.

Commercial Property Managers

Managing sign permit applications for multiple tenants across a portfolio of retail or commercial properties where signage requirements must meet both jurisdictional codes and property-level criteria.

Common Questions

Frequently asked.

Does every sign require a permit?

Requirements vary by jurisdiction and sign type. Most externally illuminated signs, signs over a certain square footage threshold, and signs mounted to structures require permits. Temporary signs, some window graphics below a size threshold, and certain real estate signs are commonly exempt. We can confirm what applies to your specific sign type and location.

Can you handle sign permits in cities with design review?

Yes. In cities with design review boards or architectural review requirements, signage must receive design review approval before the building permit is issued. We produce drawings to the design review submission requirements and can support the presentation process. Some design review boards require renderings; we can coordinate those separately.

My fabricator has shop drawings. Can you use those?

Yes. If the fabricator has produced shop drawings with dimensions, material specifications, and electrical details, we can use that documentation as the basis for the permit drawings. We incorporate the fabricator's information and produce the permit package format required by the building department.
